Saddlebrook Resort is a 500+ room hospitality property requiring significant capital improvements across multiple facilities to preserve asset value and enhance the guest experience.

Scope & Role:
Casa Clara Studio acted as Owner’s Rep, managing façade restoration, roof and gutter replacement, HVAC servicing, and tennis court resurfacing. In addition to construction oversight, Clara directed the creation of the HOA Capital Expenditure (CapEx) budget, a separate planning tool from the resort’s operating budget. This provided ownership and the homeowners’ association with a clear, long-term framework for funding infrastructure needs and coordinating improvements between the HOA and resort operations.

Impact:
The improvements extended the property’s lifecycle and preserved brand standards, while the HOA CapEx budget aligned stakeholders on priorities and funding strategies. The project showcases Casa Clara Studio’s expertise in hospitality renovations, HOA capital planning, and owner’s representation for complex resort assets.
